The Dawson Company and Corporate Contractors, Inc. Partner on Phase One of Pensacola’s $200 Million Maritime Park Redevelopment

Pensacola’s waterfront is set for a major transformation. The Dawson Company, operating as Inspired Communities of Florida, has announced a strategic partnership with Corporate Contractors, Inc. (CCI) for Phase One of the $200 million redevelopment of Maritime Park. The collaboration establishes CCI as co-developer, co-owner, and investment partner, positioning the Wisconsin-based firm as a central player in reshaping one of Pensacola’s most visible destinations.

Anchored by the Reverb by Hard Rock Hotel and Rhythm Lofts, the project is designed as a walkable, mixed-use hub that will feature lodging, inclusive housing, entertainment, and public greenspace. Both firms say the goal is not only to create an architectural landmark but to catalyze long-term economic growth while honoring the city’s cultural heritage.

The partnership came together through Pensacola community leader Quint Studer, who emphasized the project’s potential to build on the legacy of the Community Maritime Park. Studer noted that pairing Dawson, CCI, and Pensacola native and NFL Hall of Famer Emmitt Smith gives the redevelopment the mix of capital, vision, and community roots necessary to ensure success.

Based in Beloit, Wisconsin, CCI brings a track record of large-scale projects including the Beloit College Powerhouse, The Grain Mass Timber Development, and the ongoing $500 million Ho-Chunk Nation Casino and Convention Center. The firm has also been central to Beloit’s revitalization efforts, where owner Diane Hendricks has invested heavily in housing, entrepreneurship, and downtown renewal—work recently profiled in A&E’s docuseries Betting on Beloit.

For CCI, the Pensacola project represents both a construction opportunity and a long-term investment. As vertical construction lead and co-owner, the company will align its expertise with Dawson’s experience in mixed-use development across the Southeast, Northeast, and Gulf Coast. Dawson’s past Pensacola projects include the Maritime Park Office Building, Southtowne Apartments, and the Urban Core Office Building.

The similarities between Beloit and Pensacola—both mid-sized cities with deep heritage and growth potential—make the partnership particularly compelling. CCI also built the home stadium for the Beloit Sky Carp, sister team to Pensacola’s Blue Wahoos, underscoring the ties between the two communities.

Phase One of Maritime Park is envisioned as more than a construction project. For both Dawson and CCI, it is an investment in place, designed to strengthen Pensacola’s economy, expand housing options, and create a vibrant waterfront destination for residents and visitors alike.
